The core idea of the proposed development concept is to preserve the existing tree and vegetation stock on the site to the greatest possible extent, while creating residential buildings and apartments of a scale that fits the location and its surroundings, with a high level of technical performance and architectural quality.
Following the demolition of the abandoned hospital building from the 1950s, we aimed to place the new buildings largely within the footprint of the former built area, evoking the scale of the villas typical of the neighbourhood and the Buda Hills. The six building volumes, set into the sloping terrain, follow the site’s natural conditions. The linked building arrangement is oriented towards the valley, ensuring that as many apartments as possible enjoy views in this direction. Between the individual volumes we consistently provided sufficient distance to achieve the privacy and spatial proportions required for residential use. Below ground level, we accommodated two parking spaces per apartment within a clear, legible spatial structure.
A total of 102 apartments are designed in six four-linked buildings, with 17 apartments in each. The units range from living room + 1 bedroom up to living room + 4 bedrooms, distributed evenly across the floors. Their internal layouts are tailored to optimise views and access to sunlight, complemented by generous terraces. The tightly composed, clear structure responds both to the growth pattern of the trees and to the rational plan organisation expected in residential developments. The placement of the volumes and their relationship to one another provides sufficient articulation in itself; therefore, in shaping the façades there was neither a need nor a reason to fragment the surfaces or apply conspicuous solutions. Architecturally, we aimed for a contemporary reinterpretation of the “flat-pack” house: parapet-free, large glazed surfaces paired with natural material cladding textures.
