ZUGLÓ CITY CENTER MASTERPLAN

The location is an 8,2 ha  brownfield site behind Bosnyák tér. The given scale and location provide great possibilities for both Municipality and Developer, for these define the identity and liveability of the environment in the long term, and can result in the configuration of a new city center along with its complexity, responsibility and business opportunities. While it was expected that the majority of the investment aims for office utilization and a smaller proportion for residential functions, at the same time it was important to develop a city center, community functions and public spaces as fitting to the scale of the investment. We designed the new urban square closest to the junction, where we anticipated opening and integrating of the plot of the church building into the public functions, on the basis of preliminary consultations with the Church. The new market, the mall and the first office building with architectural emphasis is directly connected with the urban square. In the first phase the new market would be initiated on southeastern part of the current location of the market, while on the northwestern part its factory would stay continuously intact. Later on, this would be the site of the new urban square. The other dominant element of this square would be the commercial center, which would lead visitors along the longitudinal axis of the design area from the urban square to the central park, situated between the office buildings, where we can continue towards the new pedestrian bridge among the Rákos creek, and thus completing the pedestrian axis unfolding the area. The office wings are situated independently and above the commercial center, whilst forming a coherent line along Csömöri út. The residential buildings are situated towards the quieter inner areas, along Bosnyák utca, a more peaceful area located further away from the center, where the inner side of these buildings are in connection with the promenade. The planned number of floors of the built-up area were reduced to fit the scale of the surrounding buildings.

We prepared the required modification of the regulations.
