LAKE11
Lake11 is a residential development by the Atenor Group, located along the section of the Hosszúréti Stream that widens into a lake, under construction between 2023 and 2026. The planned development continues the earlier Tóváros project, which was started but never completed. The layout and character of the development were defined by the masterplan comprising residential, commercial and sports functions for the wider site prepared by our office in consultation with the local municipality.
Atenor commissioned four different architectural firms for the design of the individual buildings. Our office was responsible for the design of Blocks I, II, and IX–XIV. Both the permitting and construction documentation have been completed, and our plans hold final building permits. Construction has already begun, but the blocks we designed will be realized in a later phase.
When developing the masterplan, an important goal was to make optimal use of the terrain and to ensure that both the height and density of the buildings decrease gradually from the ridge towards the lakeshore. We also aimed to provide as many residents as possible with views of the valley and direct visual connection to the water. Along the stream, we designed villa-scale buildings, while the adjacent Kánai Street—classified as a residential-recreational area—accommodates community and leisure functions. Through discussions with the municipality, the overall density was reduced, and Atenor committed to the rehabilitation of the stream and its surroundings, significantly enhancing the feasibility of the architectural vision and ensuring the desired design quality.
The floor plans were developed to meet the required apartment mix and layout expectations. The spacious, well-organized apartments with generous terraces reflect an approach we could fully identify with as architects. The buildings’ appearance and façades, characterized by high-quality, durable materials, aim to evoke a warm, natural aesthetic inspired by the lakeside landscape, reeds, and surrounding nature.
